ABOUT MCMULLEN SQUARE TOWNHOMES
Delaware Affordable Housing Group (DAHG) acquired land from the Wilmington Neighborhood Conservancy Land Bank (WNCLB) and will build 17 new townhomes in McMullen Square. The growing community is next to the North Wilmington Library and close to schools and local shops. The project aims to promote market-rate homeownership, especially with first-time homebuyers. DAHG partnered with Architectural Alliance, Inc. and The W Real Estate & Development Group, LLC on the project. The 3-story townhomes will include 3 bedrooms, 2 1/2 baths, and a covered deck. The townhomes will include one- and two-car garage options, and homebuyers can customize their home amenities.
Estimated Purchase Price
1. The estimated base-price range for the McMullen Square Townhomes is between $325,000 and $350,000.
2. Costs will vary based on upgraded amenities chosen by the homebuyer.

Security Deposit
1. The refundable security deposit to secure your townhome is $1,000.00, and it will be accepted via cashier’s check payable to Delaware Affordable Housing Group (memo: Security Deposit for McMullen Square Townhomes).
2. Deposits can be submitted through the following options:
1. Mail to Delaware Affordable Housing Group, 1800 N. Broom Street, Suite 109B, Wilmington, DE 19802. If you’re sending your payment through the mail, it's suggested that you track your envelope.
2. In-Person – You can schedule a time to submit your payment in person. Please note that in-person payments are only accepted during the scheduled time and not outside of this timeframe.
3. Security deposits will be placed in escrow until it’s time to move forward with the housing purchase process.
Lot Selection
1. Each person will select their lot during their meeting with the Realtor, based upon Lot availability. Meetings will be scheduled based on your order on the waiting list.
2. Please have a second and third option selected in case your first choice is no longer available.
Pre-Approvals
1. You will have the opportunity to select your amenities once you meet with our realtor.
2. Once you’ve selected your amenities, you will have a crucial 15 days to secure and show proof of your pre-approval for the mortgage.
3. Your security deposit will be allocated towards your down payment. Your mortgage lender may require additional deposits.
4. If you choose not to proceed with the purchase process, your security deposit will be fully refunded.
